How do you list and sell your home in the shortest time and for the most money? Have your home professionally staged. Hiring someone to stage your home can put a person between the seller and the listing agent. The stager can give honest advise and help remove emotion from the situation. It can be much easier for this neutral third party to let a seller know its time to pack up their personal mementos, pictures and “brick-a-brack”. She or He will be able to tell the seller in a firm but supportive way that the home must be cleaned, painted or what ever things may stand out. The goal is to sell your home for more? It is proven that a home that is staged and shows well before it is listed will sell faster and for more money. Remember the old saying “you only have one chance to make a first impression!!” Sadly so many times I have searched the MLS for my buying clients to not only see terrible photos of a home listed, but that the home wasn’t even ready to be listed or for photos or marketing. Literally rooms with beds unmade, kitchens cluttered and messy. The home needs to be prepared before photos are taken. I have shown homes to clients where we have walked in a house and to quickly turn around and leave. The sellers don’t know what’s wrong and never get any feedback or frankly, honest advise.
If you are blessed to have a client who is a professional designer, then my job as the listing agent becomes so much more easy and enjoyable! I have included a wonderful personal interview with my past luxury listing client Stephanie Landrum of Stephanie Styles, Inc. Stephanie is charming, smart and so much fun. Her selling advise is perfect whether you are selling a starter home or a high end luxury home. If you are thinking of selling your home contact us today before you list. Don’t rush! Create a plan of action with our help. Get the home ready before it is listed and your result will be a home that shows great and sells for top dollar! And that is what you want, isn’t it? Of course!
